Community Overview
Babcock Ranch spans 18,000 acres in southwestern Charlotte County and northeastern Lee County, Florida — approximately 15 miles northeast of Fort Myers and 30 miles southeast of Punta Gorda. Developed by Kitson & Partners, it welcomed its first residents in January 2018. Unlike a typical HOA-run master-planned community, Babcock Ranch is being built as a true planned city — incorporated, governed locally, and growing toward its own dedicated ZIP code as it approaches full build-out at 19,500 residences and 6 million square feet of commercial space, housing more than 50,000 residents.
The city is organized into three districts — WestTown, MidTown, and EastTown — currently home to 23 distinct neighborhoods, each with its own village centers, parks, and builders. Nearly half of Babcock Ranch's footprint is permanently preserved as wetlands, greenways, parks, and lakes. The 687,000 solar panels across 870 acres generate nearly 150 MW of clean energy — more than the town consumes — powered in partnership with Florida Power & Light.
Babcock Ranch made national headlines surviving Hurricane Ian's 140-mph winds in September 2022 virtually unscathed, even sheltering displaced neighbors — a testament to its elevated topography, buried utilities, and resilient design. It holds a Platinum certification from the Florida Green Building Coalition and has ranked in the top 10 best-selling master-planned communities in the U.S. three years running.
